Nakveti.ge is an intermediary platform that connects owners of land plots / private houses, authorized representatives, buyers, and interested parties.

The company is not itself the seller, buyer, broker, or a party to the transaction for any listed property, except where this is expressly stated in a specific listing.

2. Purpose of the Platform

The purpose of Nakveti.ge is to increase the transparency of the land-plot and private-house market in Georgia.

On the platform you can:

  • post a listing for a land plot or private house;
  • post a request to buy land;
  • connect a seller and a buyer;
  • verify a listing;
  • use additional paid services.

3. Definitions

Company — MEURNEOBA GROUP LLC, which owns and operates Nakveti.ge.

Platform — the Nakveti.ge website and its associated digital services.

User — any natural or legal person who uses the platform.

Seller / Lister — a person who posts a land-plot or private-house listing on the platform.

Buyer — a person who searches for a land plot or private house on the platform, or who posts a request to buy.

Authorized representative — a person who has the appropriate permission / power of attorney from the owner to list the property on the platform.

Listing — information posted on the platform about a land plot, private house, or purchase request.

Verification — a preliminary check by the company of a listing or its data, including on the basis of the cadastral code, ownership, or other documents.

4. Registration and Use of an Account

To use the platform fully, a user may be required to create an account.

The user must provide accurate, complete, and up-to-date information.

The user is responsible for all actions carried out through their account.

The following are prohibited:

  • registering with false data;
  • creating an account in another person's name;
  • posting the same property multiple times or in duplicate;
  • posting another person's property without authorization.

5. Rules for Posting a Listing

A listing on Nakveti.ge may be posted only by:

  • the owner of the property;
  • the owner's authorized representative;
  • a partner or representative authorized by Nakveti.ge.

When posting a listing, the user confirms that:

  • the information they provide is accurate;
  • the property is not listed for the purpose of fraud, deception, or an unlawful transaction;
  • the stated cadastral code, location, area, price, and description correspond to reality;
  • they have the legal right to post the listing.

The company is entitled to request additional documents, including:

  • an extract from the Public Registry;
  • the owner's consent;
  • a power of attorney;
  • identity or legal-entity documents;
  • the cadastral code;
  • photos of the property or information confirming its location.

6. Duplicate Listings

The core principle of Nakveti.ge is: one cadastral code = one listing.

If duplicate listings are detected, the company is entitled to:

  • delete or merge the listings;
  • block the lister;
  • require additional confirmation from the owner / representative;
  • give priority to the listing posted by the owner.

7. The Company's Role and Limits of Liability

Nakveti.ge is an intermediary information platform.

The company is not responsible for:

  • the final transaction between users;
  • the legal status of the property, where the information is provided by a third party;
  • changes in price;
  • the breakdown of negotiations between the parties;
  • any possible discrepancy between the actual condition of the property and the Public Registry data;
  • damage caused by a user providing incorrect information.

The company is responsible only for matters related to the operation of the platform and the services it directly provides.

8. Posting a Buyer's Request

A buyer may post a request specifying:

  • the desired region or location;
  • the type of land / house;
  • the budget;
  • the area;
  • the purpose;
  • any additional requirements.

The buyer understands that posting a request does not constitute an obligation to purchase the property.

9. Paid Services

Paid services may be available on the platform, including:

  • listing verification;
  • listing promotion;
  • featured / VIP placement;
  • photography;
  • a preliminary cadastral / registry check;
  • Facebook / Google advertising;
  • preliminary legal consultation;
  • an additional service for connecting with a buyer / seller.

The cost and terms of paid services will be indicated on the platform.

The fee for a service that has been provided or started is, as a rule, non-refundable, except where the service could not be performed due to the company's fault.

10. Prohibited Actions

The following are prohibited on the platform:

  • posting false or misleading listings;
  • posting another person's property without permission;
  • indicating an incorrect cadastral code;
  • posting duplicate listings;
  • organizing a fraudulent scheme or a suspicious transaction;
  • unauthorized use of another user's data;
  • distributing spam, offensive, or unlawful content;
  • interfering with the technical operation of the platform;
  • unethical, threatening, or offensive behavior toward the company, its employees, or its users.

In such cases, the company is entitled to restrict, block, or delete the user's account or listing.

11. Intellectual Property

The Nakveti.ge name, logo, design, texts, structure, software, and other materials are the intellectual property of the company or the respective rights holder.

Their use, copying, distribution, or processing for commercial purposes without the company's prior written consent is prohibited.

The user is responsible for the photos and descriptions they upload. The user confirms that they have the right to use the respective material.

12. Changes to the Terms

The company is entitled to change these Terms and Conditions at any time.

The updated version will be published on the platform and will take effect from the moment of publication, unless another date is expressly indicated.

13. Governing Law and Disputes

These Terms are governed by the legislation of Georgia.

The parties will seek to resolve disputes through negotiation. If no agreement is reached, the dispute will be heard by the competent court of Georgia.
